Merrill Capital is a private real estate holdings company structured as a vertically integrated operator. Rather than chase a single strategy, the firm runs deal sourcing, capital deployment, and asset operations under one roof — so a property can be acquired, financed creatively, improved, held, or assigned without leaving the system.

The model is operator-led and creative-finance first. Subject-to, seller finance, and novation are core tools, not exceptions — they let the firm acquire properties on terms that conventional buyers can't or won't structure. Discipline on basis and structure is what determines whether a deal moves forward, regardless of where it sits.

The Operator

Keaton Merrill is the Founder and CEO of Merrill Capital. He built the firm around a primary market — Southern Utah — while acquiring nationally wherever the structure is right. Nearly a decade across wholesale, fix-and-flip, rentals, and creative finance shaped one principle behind the firm: structure deals that work for both sides.

He holds an active Utah real estate license, adding a layer of compliance, credibility, and market expertise to every transaction. His specialty is creative finance — subject-to, seller finance, and novation — acquiring properties most buyers walk away from.

The focus is simple: generate consistent deal flow, deploy capital intelligently, and build a vertically integrated real estate business that compounds long-term wealth without the noise.
